Park Model RV vs. Tiny Home on Wheels: What's the Difference?
"Tiny home" covers a lot of ground. Two of the most common types are Park Model RVs and tiny homes on wheels (THOWs) — and they are built to different standards.
Park Model RVs
A Park Model RV is a compact home under 400 square feet, built to ANSI A-119.5 / RVIA standards and titled through the DMV — like a vehicle, not like real estate. It arrives ready to place and register.
Because it is DMV-titled, a Park Model RV is not a manufactured home and not an ADU. That distinction matters for how it is bought, moved, and placed.
Tiny homes on wheels (THOWs)
THOWs are typically custom-built on trailers, often to varying standards depending on the builder. They offer flexibility but less standardization.
Why it matters to you
Standards mean predictability: consistent construction, clear titling, and a straightforward buying process. If you want a tiny home without the guesswork, a Park Model RV built to the national RV standard is the simpler path.
